The challenge

What was quoted by others as a cosmetic refresh turned out, on survey, to be a house with failed lintels, perished wiring, and joist ends rotted where they sat in the party wall. The client’s original budget was based on the cosmetic assumption.

What we did

We surveyed properly before pricing and presented the real picture up front, with three costed options: minimum safe, recommended, and full. The client chose recommended. Every unforeseen item after that was photographed, priced, and approved in writing before work proceeded.

The result

Delivered within 2% of the revised fixed price with no disputed variations. This is the project our most-quoted piece of client feedback came from.
