Brookfield Medical Centre

A ground-up primary care facility built to a fixed opening date tied to public funding.

The challenge

The funding agreement carried a hard completion date with financial penalties attached. Specialist medical fit-out items had lead times longer than the build programme allowed.

What we did

We ordered the long-lead items before groundworks began, at our own commercial risk, and sequenced the build around their delivery windows rather than the other way round. Weekly programme reviews with the client’s project board caught two potential delays early enough to absorb.

The result

Handed over eight days before the funding deadline. Twelve consulting rooms, a minor procedures suite, and a pharmacy, all commissioned and signed off.
